When Will I Get My Keys?
On possession day, keys are typically released around lunchtime through your real estate agent, once our office confirms that closing funds have been received by the seller's lawyer.
Selling Your Property in Alberta?
Our experienced team handles all the legal paperwork for your property sale — from signing the transfer documents to disbursing your proceeds. Flat-rate pricing includes legal fees, disbursements, and GST.
Once your property is sold, complete our seller intake form and ask your realtor to send us the Conveyancing Instructions along with the Purchase & Sale Contract. If selling privately, provide us the purchase agreement, buyer's lawyer details, and proof of deposits.
What to Bring to Your Signing Meeting
- Two valid government-issued pieces of identification
- Void cheque for proceeds deposit (if applicable)
- Real Property Report with municipal compliance certification
What Happens on Closing Day
- Buyer's lawyer sends closing funds to our office (typically by noon)
- We authorize your realtor to release the keys
- We pay out your mortgage balance from the proceeds
- Property taxes, condo fees, and commissions are settled
- Legal fees are deducted from proceeds — no out-of-pocket cost
- Remaining proceeds deposited same day or next business day
Important: Insurance Notice
Do NOT cancel your property insurance until you have actually received the sale proceeds. Delays can occur, and your property must remain insured until closing is confirmed.

Your lawyer conducts a recorded video conference to verify your identity, explain every document, and witness your wet-ink signatures. It's the same thorough, legally valid process — just without the commute.
How Remote Signing Works
