On September 27, 2024, the Government of Alberta announced that the expected fee increases outlined in their spring budget will take effect on October 20, 2024. This change will come into force when amendments to the Land Titles Act and the Tariff of Fees Regulation are officially enacted.
Here’s what you need to know:
- Increased Registration Fees:
- Current fees: $50 base fee plus
- Land Transfer: $2 per $5,000 of value
- Mortgages: $1.50 per $5,000 of value
- New fees (starting October 20, 2024): $50 base fee, plus:
- Land Transfer: $5 per $5,000 of value
- Mortgages: $5 per $5,000 of value
- Current fees: $50 base fee plus

What This Means for Buyers and Borrowers
- Alberta’s fees, while increasing, will still be among the lowest in Canada compared to other provinces’ property transfer or land transfer taxes.
- If you have a real estate transaction documents with a closing date after October 18, 2024 you will likely be paying increased fees.
